    Short-Term Rental Accommodation (STRA) You must register your property before 1 November to take bookings for summer.

     

    The NSW Government has implemented a new statewide regulatory framework for short-term rental accommodation (STRA), which includes a new planning framework, fire safety standards for STRA dwellings, and a new Government-run STRA Register. The new framework complements the mandatory Code of Conduct and changes to strata legislation made by the Department of Fair Trading.

After the markups are complete, the diagrams are created to suit your property and the draft is sent for your approval.

     

    We can then either supply you with the compliant diagrams as print-ready PDF files for your own installation, or we can provide an installation service for your convenience and peace of mind.

     

    We are also able to supply any wireless smoke alarms, fire extinguishers, and fire blankets that might be required for compliance.

    Under the new rules, short-term rental accommodation is defined by the NSW Government as “a dwelling used by the host to provide accommodation in the dwelling on a commercial basis for a temporary or short-term period”.

    Hosted vs. Non-Hosted STRA

    • hosted short-term rental accommodation means short-term rental accommodation provided where the host resides on the premises during the provision of the accommodation.
      (Note: ‘Hosted’ means the owner needs to be living on the property but not necessarily in the home being rented, for example, homeowners who live on a property with a granny flat are able to rent out the granny flat 365 days of the year.)
    • non-hosted short-term rental accommodation means short-term rental accommodation provided where the host does not reside on the premises during the provision of the accommodation.

    WH&S Regulations

    The Australian Standard for Planning for emergencies in facilities – AS 3745-2010 was developed in 2010 with the objective to “enhance the safety of people in facilities, by providing a framework for emergency planning”. Standards are regularly amended to include more guidance for best practice.
