Short-Term Rental Accommodation (STRA)

The NSW Government implemented a statewide regulatory framework for short-term rental accommodation (STRA), which includes a new planning framework, fire safety standards for STRA dwellings, and a new Government-run STRA Register.

The new framework complements the mandatory Code of Conduct and changes to strata legislation made by the Department of Fair Trading.

Is my rental a Short-Term Rental Accommodation property?

Under the new rules, short-term rental accommodation is defined by the NSW Government as “a dwelling used by the host to provide accommodation in the dwelling on a commercial basis for a temporary or short-term period”.

AirBnbs are a popular example of a Short-Term Rental.

Where should emergency evacuation diagrams be installed and how?

It is crucial that the orientation, position and location of emergency evacuation diagram maps are compliant with the Australian Standard 3745:2010. You need to follow the instructions if you are installing yourself to avoid any issues.

Hosted vs. Non-Hosted STRA

hosted short-term rental accommodation means short-term rental accommodation provided where the host resides on the premises during the provision of the accommodation.
(Note: ‘Hosted’ means the owner needs to be living on the property but not necessarily in the home being rented, for example, homeowners who live on a property with a granny flat are able to rent out the granny flat 365 days of the year.)
